How this calculator works
A late fee is applied once for each month the balance is late. A flat fee is a fixed dollar amount per month; a percentage fee is that percent of the past-due balance per month. The tool multiplies the monthly fee by the number of months late.
Interest uses a simple model: the annual rate is divided by 12 to get a monthly rate, applied to the original balance for each month late. The total owed is the original balance plus late fees plus interest.
Always confirm the fees and interest your governing documents and state law permit. This estimate does not compound interest or account for partial payments.
A worked example
An owner has a $500 past-due balance, a flat $25/month late fee, an 8% annual interest rate, and is 3 months late.
Late fees: $25 × 3 months = $75.00. Interest: 8% ÷ 12 = 0.667% monthly rate, applied to the $500 original balance each month late — $500 × 0.667% × 3 months = $10.00. Total owed: $500 + $75.00 + $10.00 = $585.00.
