How to pick a plan
Self-managed fits a board running the community itself with volunteer officers and no dedicated finance staff: it includes every module, just without fund accounting for reserves or vendor and certificate-of- insurance tracking. Growing adds fund accounting, vendor management and delinquency automation, which matters once a community is large enough to need formal reserve accounting or has a growing vendor list. Management company is built for a firm running many associations from one login, with white-label branding and volume pricing.
What drives the cost of HOA management software
Vendors price the same job in different ways, which makes quotes hard to compare. Whichever platform you look at, the total cost comes from the same seven parts. Ask for each one in writing.

Worked example (illustrative)
Using the published preview prices above: a 40-unit self-managed community at $0.90 per unit would be $36 per month, above the $29 minimum, so it pays $36. A 20-unit community at $0.90 would be $18, below the minimum, so it pays $29. A 150-unit community that needs fund accounting for reserves would pay $1.50 per unit on Growing, or $225 per month. These are illustrative calculations from the preview pricing on this page, not quotes; final pricing is set at launch.
How to compare quotes from different vendors
- Convert every quote to a monthly figure for your unit count, including any minimum.
- Add the processing fees owners will pay per year, since those are part of the community's cost even when the board does not see them.
- Add one-time onboarding or import fees, divided over the contract term.
- Note the term and the renewal clause. A low first-year price with an uncapped increase is not a low price.
- Check what you get back when you leave. Data held hostage is a cost you will pay later.

Is there a setup fee?
Pricing here is per-unit, per-month as shown above; confirm current setup and any minimum with the team before committing, since illustrative preview pricing may not reflect every fee.
Can we switch plans later?
Yes. Associations typically move up from Self-managed to Growing as they add reserve accounting or vendor management needs, without a lengthy re-implementation.
Do you charge extra for payment processing?
ACH is included per the pricing promises above; card processing typically carries the standard card-network fees, which we don't mark up beyond passing through.
What happens to our data if we cancel?
You can export your full data (units, owners, balances, documents) at any time; see the migration page for how import and export both work.
Is there a free plan for very small HOAs?
There is a free trial, and the free calculators, templates and reference pages need no account. The Self-managed plan is the lowest paid tier and has a monthly minimum.
Does pricing work for Canadian condos and stratas?
Yes. Communities set up with a Canadian province use Canadian-dollar defaults and pre-authorized debit and EFT payment options. Confirm the subscription currency with the team when you sign up.
