HOA violation letter template
Enforcement fails on process, not on the rule. A violation letter has to identify the rule, describe the fact, give a reasonable time to fix it, and explain the owner's right to be heard before any fine. Most states require exactly that sequence, and boards that skip a step lose at the hearing or in court.

How to use this template
- Start with a courtesy notice for a first offence unless the rule or state law requires a formal notice.
- Quote the exact rule section and describe the observed fact with a date and, ideally, a photo.
- Give a cure period that matches your documents or state law, commonly 10 to 30 days.
- State the hearing right, the deadline to request it, and the fine schedule that would apply.
- Send by the method your documents require and keep a copy with proof of mailing in the owner's file.

Within a few days of the observation, and again at each stage only after the previous deadline passes.

Can an HOA fine without a warning?
Generally no. Most state laws and governing documents require notice, a chance to cure, and a hearing opportunity before a fine.
