HOA Quorum Calculator

Meetings fail when quorum falls short. This free HOA quorum calculator finds how many units must be represented to reach quorum based on your bylaws, then checks your expected in-person attendance plus valid proxies against that threshold so you know before the meeting whether you can conduct business.

With 31 counted toward quorum, you clear the 30 needed and can conduct business.

How it is calculated

The units needed for quorum equal your total units multiplied by the required quorum percentage, rounded up to the next whole unit. For example, 25% of 120 units rounds up to 30 units.

The tool adds units present in person to valid proxies received and compares that total to the quorum threshold. If the combined count meets or exceeds the requirement, quorum is met; otherwise it shows how many more you need. Confirm which proxies count toward quorum under your governing documents.
